Team Durrani ("we", "us", "our") respects your privacy. This policy explains what personal information we collect, why we collect it, how we use and protect it, and the choices you have. It applies to our website (teamdurrani.com), our online forms, and our ads, including Meta (Facebook and Instagram) lead ads. We follow Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and Canada's Anti-Spam Legislation (CASL).

1. What we collect

• Contact details: your name, phone number and email address.
• Form answers: what you tell us in a form, such as the type of property or business use you're interested in, your budget, your timeline, or whether you're working with another agent.
• Meta lead ads: when you submit a lead form on Facebook or Instagram, Meta sends us the information in that form. Meta may pre-fill some fields from your Meta profile, and you can edit them before you submit.
• Website and cookie data: when you visit our website, we and our service providers may collect technical information automatically, such as your IP address, browser and device type, the pages you view, and how you arrived at the site. We use cookies and similar tools, including advertising pixels such as the Meta Pixel, for this.
• Communications: records of our calls, emails and messages with you.

We only collect what we need for the purposes below.

2. Why we collect it

• To respond to your inquiry and send you what you asked for, such as floor plans, pricing or project details.
• To contact you about the property or project you asked about and help you buy, sell, lease or invest.
• With your consent, to send you updates on new listings, pre-construction projects and market news.
• To run and improve our website and measure how well our ads work.
• To meet our legal and regulatory obligations as real estate professionals in Ontario.

3. Your consent

By submitting a form on our website or a Meta lead form, you consent to us collecting, using and sharing your information as described in this policy. We will ask for your consent again before using your information for a new purpose. You can withdraw your consent at any time, subject to legal or contractual limits, by contacting us (see Section 10). If you withdraw consent, we may not be able to provide some services.

4. Email, text and other electronic messages (CASL)

We only send you commercial electronic messages, such as promotional emails and texts, if you have given us express consent (for example, by ticking a consent box or agreeing on a form) or where the law otherwise allows it. Every message will identify us and include a way to unsubscribe. You can unsubscribe at any time by:

• clicking the unsubscribe link in any email,
• replying "STOP" to a text, or
• emailing [email protected] or calling 647-281-3593.

We will process your request within 10 business days.

5. Who we share it with

We do not sell, rent or trade your personal information. We share it only as needed with:

• Our brokerage, Royal LePage Pinnacle Real Estate, Brokerage, and the licensed Team Durrani salespeople who handle your inquiry.
• Our service providers, who work on our behalf, such as our customer relationship management (CRM) system, email and text messaging tools, website host, and advertising and analytics platforms (including Meta and Google). They may only use your information to provide services to us.
• Others involved in your transaction, such as builders, developers, lawyers or lenders, but only with your knowledge, when it's needed to help with your purchase, sale or lease.
• Authorities, where the law requires it.

Some of our service providers may store or process information outside Canada, for example in the United States. When that happens, your information may be subject to the laws of that country.

6. How long we keep it

We keep your personal information only as long as we need it for the purposes above, or as long as the law requires. For example, real estate regulations require us to keep transaction records for a set period. When we no longer need it, we securely delete it or make it anonymous.

7. How we protect it

We use reasonable physical, technical and administrative safeguards to protect your information, including access controls, password-protected systems and limiting access to people who need it. No method of transmission or storage is completely secure, but we work to protect your information and will notify you and the Privacy Commissioner of Canada if a breach creates a real risk of significant harm, as the law requires.

8. Cookies and ad preferences

You can block or delete cookies in your browser settings, though parts of our website may not work as well. You can control how Meta uses your information for ads in your Facebook or Instagram ad settings.

9. Your rights: access and correction

You can ask to see the personal information we hold about you, ask how we've used or shared it, and ask us to correct it if it's wrong. Send your request to our privacy contact below. We will respond within 30 days. We may need to confirm your identity first.
